PCB Mystery Solved

img_6439On the Eastside of Hutchinson boulevard, across from Walmart, there was a huge slab of concrete flattening a large building-less area. That area used to be Clark’s Realty Storage and, as of late, has been a paradise of sorts for skateboarders honing their skill. But recently, sightings of trucks and bulldozers have sparked interesting debates as to what will eventually occupy that prime location.

Well, the speculation is over.

Sources have acknowledged that Panhandle Engineering is building, surprise-surprise, a large commercial plaza. That’s no big news, really. What may be big news for some PCB residents is that this new plaza will be the location of the somewhat-heralded return of Krystal Burgers. If you remember, as I do, there used to be a Krystal Burger on Front Beach Road and those tasty little burgers were the rave for party-goers looking for a midnight meal. For Northerners who don’t know Krystal Burger, it is basically White Castle, but you didn’t hear that from me.

Other than an Arby’s, no other businesses have been named, but we will keep you updated on who’s selling and who’s buying space.

100 Condos up for Auction at Island Reserve – Absolute!

Tucked away right off Front Beach Road in Panama City Beach lies a hidden treasure of a resort with a plethora of amenities completed and waiting for you to enjoy.  The Island Reserve Resort is a well kept secret, maybe that’s why only 42 were sold and 257 are up for auction, 100 of which will be sold absolute.

On May 16, 2009, 100 condos will be sold absolute by Roebuck Auction Group.  Now before you guys bash us for publishing an advertorial, here me out. If the price is right, this could be a sweet deal for you.  And the fact that they are selling 100 condos absolute, everything is completed (including the amenities) and only 42 are off the developer’s books means the price will probably be right.  So, what is that price, you say?  We shall see, my friend, in the near future.

On with the resort.

My tour began in the 4,200 square foot half court basketball gymnasium with 35 foot tall vaulted ceilings overlooking the 1 acre lagoon pool.  Attached to the gymnasium is a fitness center, private theater room and club game room filled with a pool table, card table, bar and a sink.

When I walked out to the pool, I envisioned families playing and kids running about the spacious pool deck.  The pool area is very open.  The 1 acre lagoon pool features lanes on one end for laps and a beach entry on the other for the kids to play in the shallow water.  In addition to a waterfall feature, there is also a fenced area (using the nice black fencing, of course) with water spouts for the kids to play in.  This is very cool, as this way parents don’t have to worry about their little kids wandering into the pool when they play in this area.

The whole resort was designed like  small community with plenty of areas to spend time outside.  The landscaping was a little rough, but crews are working to revamp everything by auction day.

Up for auction are condos randing from 1 to 3 bedroom and townhomes either 3 or 4 bedrooms.

I went in a 2 bedroom condo and 3 bedroom townhome and both were well laid out and spacious.  The town homes come with 2 car garages, wine coolers and icemakers along with 3 floors to spread out in.

The draw back to purchasing thid kind of property a couple years ago was that you had to wait for the amenities to be finished.  Island Reserve is complete now.  The amenities are in place and begging to be used.  The condos and townhomes are done and move in ready.

Sure, this resort is not beachfront, but it is a resort with all the fit and finish and with the absolute auction, the prices should be good.  If you are in the market for something, I’d stop by and take a look.

In 2006, a 1 bedroom condo sold for $426,000, a 2 bedroom sold for $516,000 and a three bedroom sold for $616,000.

Skim Jam on the Beach – Friday

Friday at the Edgwater Beach Resort, the 11th Annual Zap Pro/Am Skim Jam Competition got off to an energetic start with professional skimmers and otherwise shredding the break at the shores behind tower 3.  Entrants registered for the competition to take begin this morning and some of the pros were out showing off their talent.

A Jazzy Introduction to A Weekend of Smooth Music

jazzmeeti82Thursday afternoon at Pier Park’s Border’s Bookstore, I listened to a sample of the artists performing at the Seabreeze Jazz Festival. And if this weekend’s entrée is anything like the appetizer, this beach will never be the same. I witnessed first-hand Nick Colionne, Eric Darius, Shilts, Matt Marshak, and Jackeim Joyner transform a normally quiet bookstore into a raucous jazz club. Honestly, I’ve never experienced a bookstore as exciting as Border’s was on April 17th.

Jackeim Joyner started things off with a silky saxophone that swayed heads and rocked shoulders throughout the building. Shilts, then Matt Marshak followed, working the crowd with one of the best jazz guitars I have ever heard. All this before Eric Darius got into the crowd, literally, as he saxed his way through cheering fans, electrifying the entire bookstore. Quite the showman, internationally acclaimed guitarist Nick Colionne came afterward and smoothed things over with a guitar for the ages.

By the time the show was over, the CD’s were sold out and waves of people danced their way back into Pier Park for shopping and dining excited about the night’s festivities.

jazzmeeti14Trust me, if you don’t do anything this busy PCB weekend, go see one of these bands. The jazz is absolutely amazing and the artists are the most talented in the country. No Spring Break. No Summer. No Problem.

seasonsThe next three weeks on Panama City Beach should be awesome.

For years PCB’s tourism paradox, which is the last three weeks of April, has bewildered businesses all around the beach. After the Spring Break season is over and before the summer season crowds the shores, there has always existed a perennial lag. During this time hotels are still operating at full staff, so are the restaurants and attractions when, frankly, business has slowed enough to validate a winter-like hibernation. There just isn’t a season and no reason for people to visit the beach.

Well that was then and fun is now.

The TDC and private sectors have put together a string of events for the next three weeks that will keep our beach so packed it should provide a seamless segueway into summer.

I hope the beach is ready because these upcoming events are bound to have the beach rocking. In fact, most accommodations around Pier Park are already sold out while others are starting to see the benefits of the efforts. If you’re a vacationer, now is the time to get your best value on accommodations and dining. If you’re a resident you should definitely get out while the weather’s great and traffic is loose to enjoy the activities.

This post is somewhat of a tip-of-the-hat to everyone who put in the effort to keep the business flowing on the beach. If we keep this up before you know it we’ll have a whole new season. Question is, what should we call it? Any suggestions?

Governor and Realtors Agree – Now is the Time to Buy

Ten Realtors from across Florida met with Gov. Charlie Crist this morning to discuss increased home sales and other positive trends in their markets, as well as offer insight into some current issues facing the real estate industry. It’s part of this year’s Great American Realtor Days, April 14-15, when about 1,000 Realtors from throughout the state join forces at the state capital to meet with their legislators and discuss concerns affecting all Florida residents.

Representing markets from Miami to Jacksonville and all points in between, Realtors reported an upswing in existing home sales in the past three to six months, when comparing year-to-year activity and also month-to-month sales figures. John Sebree, vice president of public policy for the Florida Association of Realtors® (FAR), kicked off the Real Estate Roundtable meeting with Gov. Crist by noting that February’s statewide existing home sales rose 20 percent over the same period last year, according to FAR data. He also reported that February’s home sales were about 17 percent higher than January’s statewide sales activity.

Realtors also told the governor about other positive indicators such as: mortgage interest rates under 5 percent; reduced housing inventory levels as buyers take advantage of current, more affordable housing opportunities; and encouraging market reaction to the federal economic stimulus package, especially the new $8,000 first-time homebuyer tax credit.

Upon hearing these reports from around the state, Gov. Crist said, “It doesn’t get much better than this. [Housing] supply and demand is going to come into balance here. Two to three years from now, people will be saying, ‘Back in April 2009 I could have gotten that home for so many dollars’ – so you don’t want to wait.

“Prices have gotten as low as they can. Now is the time to buy, while the deals still exist,” the governor said.

Discussing some of the challenges in today’s market, many Realtors pointed to difficulties with so-called “short sales,” where the bank or lender agrees to accept less money on a home sale than the seller owes on the mortgage. They said that short sales are problematic not only because of how long it actually takes to finalize the sale, but also because of the inconsistencies in information and documents required by lenders. Streamlining the short-sale process and providing consistency in required documentation among the lenders would boost the recovery of Florida’s real estate market.

Solutions to ease lenders’ restrictions on the state’s condo market are also needed, said Edgewater Realtor Robert Clinton. “Not only is the prospective condo buyer having to be approved for a mortgage, but the condo owners association itself has to be approved and qualified, which is causing problems,” he said.

Largo Realtor Alan Riley told Gov. Crist that 50 percent of buyers involved in recent home sales in the Tampa Bay area paid cash for their purchases, a strong indicator that investors have returned to the housing market.

“Savvy investors have returned to our market as well,” added Eric Sain, a West Palm Beach Realtor. “But we’re also seeing a lot of young families buying a home to settle down and establish roots in the community. That’s a sign that people aren’t leaving the area, aren’t leaving Florida.”

Gov. Crist agreed, saying, “Of course they are [establishing roots] – it’s Florida. Why would they go anywhere else?”

Not only is it a great time to buy a home in Florida, it’s also a great time for businesses to move to the Sunshine State, noted Suzanne Sherer, a Fort Myers Realtor. Commercial and business properties are readily available in a range of price options, she said, providing prime opportunities for entrepreneurs. She asked the governor and state leaders to take steps to encourage the relocation of businesses and industries to Florida.

At noon today on the steps of the old Capitol, Gov. Crist addressed the crowd of nearly 1,000 Realtors participating in Great American Realtor Days, applauding their perseverance and dedication to their profession despite challenges posed by the economy and the marketplace. Amid reports of increased home sales and other positive signs, the governor said that the “changing landscape” for Florida’s real estate markets is “nothing short of remarkable.”

Other participants in Gov. Crist’s Real Estate Roundtable included: Jacksonville Realtor Millie Kanyar; Fort Lauderdale Realtor Jesse Acevedo; Miami Realtor Carlos Cruz; Port St. Lucie Realtor Scott Wingfield; Panama City Realtor Katie Patronis; and Orlando Realtor Les Simmonds.

Two Great Events This Weekend in Panama City Beach – Video!

This weekend, if you aren’t down here in Panama City Beach, you ought to be, or come down tomorrow.  There are two really classy events that are HUGE happening and the weather is slated to be perfect.

The Seabreeze Jazz Festival kicks off a weekend of jazz and excitement with a meet and greet with the performing artists at Borders Books and Music tomorrow at 3 pm.  Artists scheduled to appear include Nick Colionne, Eric Darius, Shilts, Matt Marshak, and Jackeim Joyner. Fans will get the chance to meet the artists and get autographs, then enjoy a special sneak peek performance from each artist.

This weekend there are some very awesome events happening in Panama City Beach. Between the Seabreeze Jazz Festival in Pier Park and the 11th Annual Zap Pro/Am Skim Competition that will be at Edgewater Beach Resort, you need to be down here to see all the action.

That night, performances will begin at the Pier Park Amphitheater at 6 pm and will go past 10:30 pm.  The schedule will pick right back up Saturday and Sunday morning at 10 am and play all day long both days.

The 11th Annual Zap Pro/Am Skim Jam Competition is hosted at Edgewater Beach Resort this year with the action starting Friday morning with a Skim Camp all day with Morgan Just from Laguna Beach California.  Just was the Skim USA 2008 Champion.

The Beach Show – Our New Real Estate TV Show

Well, folks, here it is.  I’ve been talking about doing this for a while, I’ve been tweeting about it for weeks and we’ve finally gotten the kinks worked out.  The Beach Show is your ONLY internet TV show all about real estate in Panama City Beach.

Each week we’ll publish a video of the Three Hot Deals of the Week that show you what you need to be buying.  These deals will range from $60/foot attached townhomes to $150/foot beach-front cottages to new luxury homes in Wild Heron.  All of them are steals and most of them go under contract within a few days of them being featured – no necessarily from our efforts, but because they are hot deals.

Horses, Beach & Food…Oh My!

pcb_horse_showThe 11th annual Gulf Coast Charity Horse Show and Music Festival returns to Panama City Beach April 22-25th at Frank Brown Park. If you read the title and thought “why go to the beach for horses?” you may not realize what you’d be missing. This isn’t your typical equestrian event. The Horse Show is an entertainment extravaganza complete with good music, clowns, door prizes, children’s amusement rides, artwork and outstanding food – it may be the perfect reason to take the kids to Frank Brown and have a ball.

General admission is $12.00 and children under 6 get in free.

Here’s what to expect:

“The entertainment for 2009 is “LEGENDS OF THE BEACH” (Formerly The Embers) Friday and Saturday after the show, “ENTICE”, from Nashville, TN Thursday after the show, and “THE RHYTHM ALLSTARS”(with 3 songs topping the charts in Europe) Wednesday after the show, and the “Ivey Brothers” and “Royce Reagan”, will be back by popular demand before the show. The Horse Show is responsible for over $675,000.00 going to area charitable and civic organizations and parks since its inception in 1999. The Gulf Coast Charity Celebration, Inc. and Anchorage Children’s Home, with the help of sponsors will benefit the numerous abused, abandoned and neglected children of Northwest Florida. Since the Gulf Coast Charity Horse Show & Musical Festival’s inception its proceeds have provided education to area residents, helped families of and the terminally ill, abused, neglected and abandoned children and troubled teens and more.
