Set Sail with Beach Chamber on May 30th

 

The Panama City Beach Chamber’s IdeaWork’s committee will held an Idea Camp in the form of a “Sunset Think Tank”  aboard the Paradise Adventures 52″ Catamaran on May 30th.

This fun, interactive “Idea Share” takes place from 5 pm to 8 pm on Thursday, May 30th.

Idea Camp is presented by Southwest Airlines and this next event is sponsored by A Superior Air Conditioning and MaceTech Security Solutions.

Idea Camp is an interactive think tank with focused networking and a friendly exchange of business dialogue in a laid back atmosphere.

The IdeaWorks committee has successfully held four Idea Camp’s previous this year, at Kingfish Grill, g.Foley’s and Runaway Bay Caribbean Grill.

Speakers for May 30th include a presentation by the chamber’s new President and CEO, Lance Allison; “Rebranding Homelessness” by Billy Fox, Pathways of Panama City Rescue Mission; “The Gift of Time” by Kandi Gardiner, MSC; “Practical Tips to Maintain your Privacy” by Russell Mace of MaceTech Security Solutions; and “Becoming a Purple Cow” by Jason Koertge of PCB Luxury Properties.

Cost to attend is FREE for Panama City Beach Chamber members and $20 per person for non-members.  This event is open to a public but fills up quickly, so do not delay if you want to sign up!  Drinks and light eats will be available, as well as time for informal networking, so bring your business cards.

Humane Society and local business host Pet Appreciation Day

ACE Home Helpers (on Back Beach Road) is now a source for quality dog food brands such as Blue Buffalo and Nutro. To help get the word out they are teaming up with the Humane Society of Bay County and having a pet appreciation day fundraiser on Saturday May 11th from 12pm to 4pm. Stretch Your Soul

 

Stretch your soul at Healthy Souls Yoga at Woodlawn United Methodist Church  over the next couple months and help a local jewelry designer offset the cost of cancer treatment.

Renee Arellano is a local resident battling breast cancer and needs her friends in the yoga community to rally around her as she deals with the challenges of such a disease and the road to recovery.  Renee, is a talented jewelry designer and creator of Cotier Chica Jewelry designs that many of you have seen in Shimmering Seas at Pier Park.

All classes are open to men and women and no experience is needed.  Classes meet in the Youth/CR Building of Woodlawn United Methodist Church (across from Arnold Highschool) at 219 N. Alf Coleman Road.

The program makes available community yoga mats , along with blocks and straps.  However, if you have your own, you are encouraged to bring it.

Certified Yoga Instructors Laurie Olshefski, Judy Christian and Sandy Beitz hope that you  stretch your body and lift your spirit!  Their program is definately Yoga on A Mission, with a 100 percent of class donations going to local community missions, whether it be a family or individual like Renee in need.

Get Your Phone Fit for Summer

Is your phone fit for summer?  Concerts are back on at Pier Park, it’s bike riding weather at Conservation Park and the beach is calling our name, so who wants to be carrying their charger with them everywhere?

All this talk about getting bikini ready and what not I figured I would get my phone ready for the beach too.  So I headed over to Sunjammers Watersports, where we filmed the last episode of The Beach Show and plundered through their phone accessories.

When the weather gets warm like this again, I want to be OUTSIDE!  Only problem, is being in sales and marketing, I am constantly on my phone…emailing, texting, facebooking and because of that, my phone is always DYING!

So last time I was in Sunjammers I happened to mention this to owner Brad Stephens and he showed me this nifty little thing called a Mophie Juice Pack, and I fell in love.

Alright, so I did not fall in love all it once, but this is what I liked about it:

so your phone stays charged.

2. It is easier to clean that my OtterBox, which seems to attract make-up.

3. Oddly enough, the extra weight from the battery pack, makes me more aware of it and I swear I don’t drop it as much.

4. And my favorite…it is actually EASY to take on and off, so no breaking your nails or looking for a sharp object to pry it open like the Life Case.

 

So after Brad hooked me up with the Mophie Case I needed, with pink on it of course, I remembered my tendency to drop my phone in bodies of water…and the washing machine etc.  Like you haven’t put your Iphone on the spin cycle?

So after my love affair with the Mophie Juice Pack simmered down, I found one of those cool AquaPac covers that keep your phone, tablet, you name it, dry and sand free.  So now I am all set for the sunshine and my phone is beach ready!

Buyer jilted at the Alter… the closing alter that is

 

I know it is not quite as earth shattering as being left at the wedding alter but it can be quite complicated and feelings and bank accounts are hurt all the same. If you read my blog you know that I try to talk about things that are happening in our office or at least in our Real Estate community so I can get it off my chest…… but also as a way to hear from wiser more amazing agents and people out there.

I was just involved with a deal where the buyer had performed all of his duties, his money is ready, inspections are done and in spite of low appraisal the buyer is ready to follow through with his nuptials and low and behold the seller gets cold feet. The seller hinted that he had lost that loving feeling and afraid of following through but even though all indicators were that he would be honorable… it was not to be.

So what in the world is the buyer to do? Does he have any remedies to at least get his money that he is out much less not being able to find a home comparable to the home that got away. It is very difficult in Florida to make a person sell his home if he does not wish to even if he is contractually obligated. That one is hard to believe!!! But the seller can sue in certain circumstances for Specific Performance.

To obtain specific performance, the purchaser must show that he or she was ready and able to perform at the closing. Specific performance may be granted where there is reasonable certainty as to what was intended in the contract and the meaning of the contract, taken as a whole, is understandable to the court. In order for a contract to be subject to specific performance, the contract must reflect that the obligations of the parties with respect to conditions of the contract and actions to be taken by the parties are clear, definite and certain. If the agreement is definite in all of its essential elements, specific performance can be granted.

“Essential elements” of the contract typically would be the purchase price, deposit amount, down payment amount, legal description of the property, financing terms, closing date and effective time period of the contract. It also could include an inventory of property on the premises that is to be included with the real property, specific conditions for sale, assignment of the contract to a third-party and terms for refinancing, particularly where the seller is holding the mortgage.

If the buyer seeks specific performance, he or she must remain ready to perform his or her obligations under the contract while the lawsuit is pending. Specific performance involves problems of proving contract certainty and reasonableness that are not involved in a lawsuit for damages.

It is also possible that the buyer could seek damages for the money that they spent to acquire the home such as inspections, appraisal and loan processing to name a few. With all the talk about repercussion what about the earned sales commission? (We will play with that one next week)

AS I have warned before I am not an attorney and I do not play one of TV or in the press so please consult an attorney if you find yourself in this precarious position. Thankfully this does not happen often but when it does keep a cool head, contact an attorney and weigh your options.

Humane Society of Bay County announces Chicken Wing Championship

 
Local Organization To Raise Money With Cooking Competition
“Pro’s versus Joes”

PANAMA CITY, FLA. – Celebrating the amazing tastes and spices of local chicken wing vendors, The Humane Society of Bay County announced their 3rd Annual Aaron Rich Invitational Chicken Wing Championship fundraiser this week.

The event will be held on Saturday, March 16, at The Wicked Wheel Restaurant from 12 p.m. to 6 p.m.  The fundraiser will consist of 25 chicken wing chef contestants competing  for the best tasting wings in the county.

There will be local celebrities participating in a blind taste test as well as voting for the People’s Champ.  Vendor spots are filling up quickly, but the organization is still looking for chefs to compete.  Private chefs do not need to own a restaurant to compete.  The fundraiser was filled with “half pros” (established restaurants) and “half Joes” (private chefs) last year.  The organization strongly encourages more private chefs competing alongside the bigger named establishments.

One-hundred percent of the proceeds will benefit The Humane Society of Bay County and their ongoing mission to find forever homes for the homeless animals of Bay County.  If you are interested in competing in the wing competition or purchasing advance tickets for the event, please contact the Sean Brosnan at 850-691-2725.

If you’ve got some amazing wings and would like to compete, entry is only a $25 donation and SPACE IS LIMITED TO 25 COMPETITORS. All competitors will be accepted on a first-come-first-served basis upon receipt of the application and entry fee.
The championship will consist of categories for “Buffalo Style” and “Free-For-All Style” for the wings. A panel of judges will award 1st and 2nd place trophies for the wings based on taste, originality, and cooking.
The “People’s Champ” trophies will be determined by attendee voting at each booth.
100% of the proceeds benefit The Humane Society of Bay County and their mission to find forever homes for the homeless animals of Bay County.
