Deep Horizon Oil Spill – Panama City Beach Update – NO OIL HERE

Putting all opinions aside (educated or not =) ), the growing oil spill in the Gulf of Mexico is a serious concern for Bay County and the beaches of Panama City Beach.  Rather than force you to read through this whole post just to find out what you are really wanting to know, I’ll save you a bit of time.  More information is below if you want it, otherwise:

As of right now, there IS NO OIL on or near the beaches of Panama City Beach.  In addition, as of right now, we are not within the “area of uncertainty” with no expectation of oil hitting our shores – today.

Check after the break for resources on how to track the spill, what Bay County is doing to prepare and what will happen if we do enter the “area of uncertainty”.

Please Help Displaced Treasure Ship Employees

Earlier this week we may have lost a Panama City Beach icon, The Treasure Ship Restaurant.  Wednesday afternoon much of the exterior and an unknown portion of the interior was destroyed by fire leaving 100 plus employees unemployed literally in one afternoon.  With the quick onset of the tourism season, this leaves many families wondering what they’ll do to make it by this summer.

Click the read more link for how you can help and pictures of the burned Treasure Ship Restaurant.

Pier Park Pier – Bait, Tackle Shop and Cafe Coming this Summer

Last summer our white sand beaches were blessed with a new pier.  The Russell Fields Pier was returned to us after a few years of damaged use.  The pier was open just in time for the Fourth of July celebrations, but it wasn’t done.  There was still something missing.

The arrival experience was still broken.  We had a beautiful pier, but in order to get to it, we had to walk around a chain link fence and crushed rock paths.  Well folks, that was all temporary AND necessary for us to enjoy the finished product that will open at the beginning of summer this year.

Mission Accomplished: An Interview with Coastal Vision 3,000’s Buddy Runnels

Over the course of the last 2 months following Coastal Vision 3000’s announcement of its disbanding, numerous articles have been written, many speculative, as to what caused the doors to close. Even more were curious as to the declaration of, “Mission Accomplished,” and what goals of Coastal Vision 3,000 were actually achieved. To answer our questions, we went directly to the source, Mr. Davage “Buddy” Runnels, who served as the chairman of CV3’s board. In his view, the mission was accomplished, but not yet completed. Mardi Gras @ Pier Park a Success! 40,000 Show Up, Park Everywhere

(Click READ MORE to see video from the parade!)

Mardi Gras 2010, or more aptly named Mardi Gras at the Beach was put on by the Krewe of Dominique Youx.  This monumental event far exceeded expectations of local officials, event organizers and locals alike.  Last year the event was huge despite poor weather and threatening rain.  This year, with cloudy skies, a peeking sun and chilly weather, the event was even MUCH larger. Short Sales – Hang on, Help is on the way!

I am very excited about news coming down the pike as a Realtor and my happy news may well be good news for would be buyers and sellers of short sales. When someone calls me about a home and I, through gritted teeth, tell them that it is a short sale, I can just hear their eyes rolling in their head. Hopefully these new Treasury proposed guidelines will help us all.

The main reason for the gritting of teeth and the eye rolling is the unsure outcome and the long time frame in waiting for the bank to give us an answer on a short sale. The new guidelines proposed by the federal government for short sales will address this issue. The new rules will give lenders a 10 day limit to respond to offers, free borrowers from dept and even provide financial incentives to lenders.

As the housing slump enters its fifth year these guidelines should factor into helping us see the light at the end of our tunnel. To speed up the process the U. S. Treasury is calling for lenders to respond to short sale offers within 10 business days. Sellers would be eligible for $1500 in moving allowances and they will not be strapped with repayment of any dept.

To further encourage banks, lenders will get $1,000 to cover administrative costs, while investors owning the mortgages will receive a maximum $1,000 for allowing up to $3,000 in short sale proceeds to be distributed to less senior lenders. Loan servicers participating in the Obama Administrations Home Affordable Modification Program are required to follow the guidelines.

The plan that must be implemented by lenders no later than April may be too late for my short sale that has been waiting on a decision since last April. We have gone through 3 buyers and it looks like we are at an impasse and off to foreclosure we go even though we have a willing buyer and seller. The first and second position lenders are not being good playmates. It is my hope however that we will see a change for the better. There are some banks that are already doing the responsible thing and working hard to make this painful process as pleasant as possible. You can rest assured that I will be using my brand of getting even with those fellows!!!

So till next week you know the drill by now, “The only people we have to get even with are those that have helped us”…… So get busy and go get even.
