New Publix to Open in 6 months on Back Beach Road

_mg_6416_2wtmkWith vertical up and sheetrock going in, the new Publix on Back Beach Road across from Home Depot in Panama City Beach will be complete by April and open by May.

Located at the intersection of Beckrich and Back Beach Roads, the new Publix will replace the old one currently located at Middle Beach Road and Beckrich where Sonic and PostNet are located.  My sources tell me that they will lease out that commercial space as soon as it is vacated.

_mg_6416_2wtmkThe design and architecture will be just like that seen at the other new Publix on Thomas Drive at Magnolia Beach Road, going into Bay Point.  Featuring all new equipment, the employees are excited about the move.

In addition to a new Publix, this particular parcel will sprout an Office Depot as well as a Dunkin Donuts, finally.

Ultra-Modern Design comes to Laguna Beach

_mg_6324_2wtmkAs I pull into the driveway, I’m greeted by the charm of old-style cottage and contemporary modern blended together in this new world Laguna Beach Cottage. Covering the driveway and sidewalk areas are Florida native pebbles and small rocks that provide an aesthetically pleasing affordable alternative to concrete.  “I’m a sucker for modern, utilitarian architecture and loved the charm of Laguna Beach,” said David Reich, owner and designer of the newest home in Laguna Beach on the west end of Panama City Beach.

_mg_6243_2wtmkThe front door and accompanying windows, in addition to the back door and accompanying windows can all be covered by a sliding corrugated aluminum door.  “The whole house is hurricane proof,” said Reich, “all the windows are impact resistant, and the front and back of the house with the most windows can be easily covered.”

The doors are of his design.  He was trying to think of an easy solution to protect the windows in the event of a hurricane or tropical storm with out having to round the house bolting on planks or special and expensive shutters.  They have rollers on the bottom and glide on sliders that secure the door on the top.  On each side, there is a slide-bolt to keep it in place as the wind picks up.

Reich’s family has deep roots in Laguna Beach.  Having owned property in that area for years, his wife has ties to Laguna Beach from 1938.  This modern cottage is built on a ‘half-lot’ sized 50×65.

For years he had wanted to build something on this lot, and finally, in July 2007, his dream had become a reality with the permits being approved.

_mg_6294_2wtmkHe’d always wanted something modern, utilitarian, efficient and awesome looking.  The end result is a modern cottage constructed of Transconsteel planks with bare concrete floor, exposed wood cabinets, high ceilings, and very tall walls.

“The whole house is an igloo,” said Reich.  “Insuring was odd at first because the house is so resistant to everything the agent we were working with almost didn’t know how to handle it, our premium ended up being less than $750 a year.”  The house is hurricane, mold and termite proof with the only wood being in the trim work.

_mg_6260_2wtmkThe Transconsteel planks consist of a steel frame filled with polystyrene foam.  The outside is covered in stucco and the inside is sheet-rocked. The whole house was dried in in a week with the help of 5 guys and is held together with over 26,000 stainless steel screws.

Riech’s goal, along with his wife’s was to create an ultra modern look, hanging track halogens and a ceiling fan from an exposed steel beam in the main living area accented by an exposed a/c and heating duct.

_mg_6267_2wtmkAll the furnishings were purchased from IKEA.  “I fit everything in this house in the back of my suburban and drove straight from Atlanta.”

The whole house, including everything down to the furnishings including the pool but not the land cost $170 per square foot to build.  The energy bills are usually less than $100 and is perfect for beach-goers and loungers alike.

_mg_6314_2wtmkThe wade pool in the back is lit and accompanied by modern landscaping, flat surfaces, an outside shower and a chain to guide roof run-off water into a hammered finish, rock-filled pot.

The whole house was built with efficiency in mind.  The washer/dryer unit is located outside the heated and cooled space so as to iliminate heat disapation inside and keep inside cool.

Taco Casa and Gyro Cafe Open on the Beach

Locally owned restaurants Gyro Cafe & Taco Casa have opened two new locations on Panama City Beach. Located at the Coastal Palms Village across from the Navy Base entrance, these two new locations bring the English Enterprise family of restaurants up to six.

“It’s been a long time coming,” said owner Geoff English. “After successful opening of the 2nd Taco Casa location on 23rd Street in late 2007, we knew that Panama City Beach was the next logical step.”

The new beach locations are situated side-by-side just as the locations in the 23rd Street Wal-Mart Plaza.

“We’re keeping the same popular menus and prices at each store,” said English. “Taco Casa’s mexican menu is best known for its sanchiladas and chili con queso, while Gyro Cafe’s greek-inspired cuisine has stand-outs with its gyro sandwiches and hummus.”

We ate at Gyro Cafe a couple weeks ago and loved it.

City Pier on Schedule

Good news! Construction of the City Pier at Pier Park (also known as the Dan Russell Pier) is on schedule. According to Sheryl Woodcock, with the public works department, the pier is 60% complete.

This is great news for everyone. The pier is beloved by locals because it is a great spot to cast a line and catch cobia, flounder, red fish, pompano, king mackerel (and more), and it is a great tourist attraction. The surrounding Aaron Bessant Park is one of the few areas on Front Beach Road with ample public parking and public access to the beach.

The pier is expected to open to the public in June of 2009.

The concrete pier is the longest pier along the Gulf of Mexico. Businesses at Pier Park will surely benefit from day visitors to the pier, as will area restaurants.

Airport Construction Video Update

The new Panama City Bay County International Airport is flying along with more than 50% of the total work complete and only 40% of the total alotted time used.  This places the hard working teams on site about 3 months ahead of schedule.

Anticipation grows daily as the whole site is in a constant state of change.  I was up there Thursday of last week and it looks totally different from the way it looked just 60 short days ago.

Edgewater gets new Conference Center

Beginning this week, the Edgewater Beach and Golf Resort conference center is undergoing a $250,000 plus facelift.  This is the first of several phases of renovations to the resort property which will take place between now and the beginning of 2009.

As one of the largest conference center properties in Bay County, the Edgewater conference center has more than 32,000 sq. ft. of flexible meeting space. The conference center was constructed in 2000 to accommodate the growing demand for meeting facilities in Panama City Beach and currently hosts more than 2,000 meetings, conferences, weddings and sporting events each year.

“Since 2000, our conference center has been utilized by locals and national clients,” said Tom Sparks, general manager of The Resort Collection of Panama City Beach. “We are excited about the completion by the end of November.”

Other renovations on the horizon for Edgewater Beach and Golf Resort include a kid’s pool and water feature, sports complex to include a basketball, batting cages, kids playground, resurfacing of the current tennis courts, exterior improvements to the resort towers and new landscaping.

“The additional features we are adding to the resort property will add more value to our guests,” said Paul Wohlford, vice president of sales and marketing. “The renovations will allow us to maintain a competitive edge in the vacation and meetings market.”

CRA Moving Forward – Construction Update

The Front Beach Road CRA is making great progress with the current project and is planning and preparing for the next segment in the rebuilding of our tourist transportation corridor.

The Beckrich Road project, started in September of 2007 is right on schedule.  Just last week traffic was switched to the newly paved portion of the road so that crews can begin the reconstruction of the original treaded path.  Part of the process will include bringing it up to grade, repaving and curbing.  The entire project, including street-side lighting, sidewalks, and landscaping will be complete by May of 2009.

The next phase of the CRA will be the South Thomas Drive area, including the road that travels past Boardwalk, past Pineapple Willies and dead-ends at Laketown Wharf and Shores of Panama.  If you haven’t traveled down this road in a while, then you don’t know just how bad this road really is.  This stretch of pavement looks like it was laid during colonial times, probably at least 250 years old – sarcasm.

This particular part of the CRA is unique in that there isn’t enough room to expand the roadway as much as some of the other areas.  However, the final product will have two full size traffic lanes, a middle turn lane and a west-bound tram lane that will double as an expanded bike pathway.  Sidewalks, lighting and landscaping will be on both sides, and the final product will be beautiful and pedistrian friendly.

The planning is almost complete, and the right of way land is nearly all purchased, but construction funding is yet to be in place.  With roughly $10 million in the bank, Ben Faust of DRMP, the engineering firm overseaing the CRA operation, said they still need to raise another $20 million to fund construction and purchase right of way land for the next phase of the CRA that will cover Front Beach Road, from Walmart past Bechrich Road.

“Even in light of the current financial situation, we should still be able to raise the money we need through bond sales,” said Faust.  If everything goes as planned, the South Thomas section will be advertised for bid first quarter of 2009 with a prjected start time sometime next summer.  Total construction time should be around 24 months.

The next section of the CRA – Front Beach Road, from Walmart past Beckrich should begin construction summer of 2010.

New Airport Terminal Ready for Construction

Construction of the new airport remains ahead of schedule – with only 36% of the time allotted on the heavy civil construction portion of the contract used, the project is currently 46% complete.

Walbridge, the company slated to build the terminal building and all support buildings is scheduled to be on site by October 20.

Preparation of the terminal building pad is complete and it is ready for construction to begin. Walbridge is just waiting on the Notice to Proceed from the Airport Authority Board which is expected on October 15, 2008.

The project is moving forward on all fronts.  Currently:

  • The stabilized sub grad for the terminal parking lot area is complete, the curbing for the lot is ongoing and the limerock base is nearly 60% complete.
  • Curbing on the loop road is ongoing.
  • The General Aviation area access road is being final graded.
  • The flight line storm sewer is 85% complete.
  • On Runway 16-34, the asphalt base layer was scheduled to start going down on October 10, 2008.  Concrete paving on the runway is expected to begin on November 11, 2008.
  • The earthwork on Taxiway D is 97% complete, with the stabilized sub grade 65% complete.  The limerock base is nearing 50% completion.  Asphalt paving is anticipated to start October 10, 2008.
  • The security fence around the perimeter of the airport is 46% complete.
  • Earthwork on the perimeter road is nearing 85% completion and the stabilization of the sub grade is ongoing.

Beazer Homes Completes First Model at Whisper Dunes

Showing every confidence in the Panama City Beach housing market, top-10 national homebuilder Beazer Homes has announced the grand opening this weekend of its signature model homes at Whisper Dunes, a new master-planned community just one-half mile from the Gulf.

With prices beginning in the $170,000s, Whisper Dunes is located on 78 acres on West Back Beach Road, five minutes from Pier Park and just 3 miles west of HWY 79. Grand Opening hours are from 10 a.m. to 6 p.m. Saturday, Oct. 18 and noon to 6 p.m. Sunday, Oct. 17.

One and two-car garages are available and all homes are three bedrooms with 2½ baths, with some floor plans having an owner’s suite on the first floor.

Beazer has kept and aggressive construction schedule since beginning the project in April and expects the first homes to be ready for move-in within the next six weeks, according to Matt Brandman, president of Beazer’s Northwest Florida Division. In comparing square footage and proximity to the beach, he noted that a monthly mortgage payment in an entry level Whisper Dunes home would be comparable to what a renter pays.

“Beazer is bullish on Panama City Beach and we believe this area of the state will be a large growth corridor for business and commerce, creating the need for developments like Whisper Dunes and other future Beazer communities. While others may be putting the reins on new construction during challenging market conditions, we have put Whisper Dunes on the fast track, realizing that for those who have good credit and the right down payment this is a great time to buy a new home,” said Brandman.

Geared toward those who want maintenance-free living close to the beach, shopping, restaurants, outdoor activities and entertainment, Whisper Dunes residents also will enjoy a cabana, swimming pool and network of walking trails, some of which are expected to be completed in November.

“West Back Beach Road is booming and it’s exciting to see this corridor evolve,” said Brandman. “We look forward to bringing the Beazer commitment of providing superior quality and value, along with customer and community support to Panama City Beach.”

Steel Dirt – New Publix Taking Shape

Growing from a field of dirt, a steel and concrete structure is forming the shape of the future of Publix on Back Beach Road.  With the hot summer months over, the crews are thankful to have the bulk of their work during what is arguably one of the best times of year in Panama City Beach.

With the thriving commercial development on Back Beach Road, especially around the area of Beckrich and Alf Coleman, it would seem the area is preparing itself for an influx of new visitors by way of condo rentals, vacation rentals, or new home purchasers in Panama City Beach.  St. Joe is certainly ambitious in their prospective development at the end of Beckrich.  The Breakfast Point subdivision promised to bring thousands of new homes to our area when there are people here to fill them.

The new 5400 square foot Publix will be replacing the old 4500 square foot grocery located at the corner of Beckrich and Middle Beach Road.  The look will be similar to the new Publix on Thomas Drive and the Publix right next to Sandestin.

In addition to the new Publix, a much needed Office Depot will be opening a store in this new shopping complex.

Construction time is around 9 months and the new store should be open by summer 2009.
