Pier Park North – List of Stores NOT Coming, and Details About the Development

Jason Koertge has an awesome vacation rental business in Panama City Beach that focuses on remarkable properties around the Pier Park area.  They range from 1 to 3 bedrooms, they’re clean, and amazing.  He can be found at PCBLP.com.

There’s been tons of buzz about what’s happening and what’s not happening at Pier Park North.  There has been plenty of speculation about what it is, who’s doing it, why and how.  To add, there have been articles that have published a list of stores coming, then later changed to report that they were prospective stores.  Of course, all this adds to the buzz that is currently surrounding that whole area.  We’ve talked about Aaron Bessant Park improvements, a new Walmart and a Target expansion all in this little area.

So let’s talk about the facts, what we know and leave what we don’t know to another article where we can dream.

For clarification purposes, we’ll refer to the portion of Pier Park that is already developed as Pier Park South.  This is just to avoid confusion, it’s not actually called Pier Park South.

Who’s developing the mall.

Simon Property Group developed Pier Park South.  They bought the land from St. Joe and have right to use the name Pier Park – although the name is still owned by St. Joe; trademarked, really.  The Pier Park brand has been used to identify that area for many years.

Pier Park North is being dubbed such because of that control St. Joe has with the brand. They are leasing (or selling) the land to mall developer Glimcher.  Glimcher is a publicly traded company that has 24 mall developments in 15 states.

They have full-size conventional malls, strip malls and outlet malls and they are considered a genuine competitor to Simon Property Group.

But with this development, I don’t think it’s necessarily about the competition, but rather the growth in shopping options.

Size, shape and location.

The published square footage that will be developed is 396,000, which is 36% the size of the Pier Park we know on the south side of Panama City Beach Parkway.  This is plenty large enough to have several “anchor” stores intertwined with a variety of smaller shops.

One of the elements that sets Pier Park South apart from conventional outdoor malls is the way it was designed.  There are nooks, crannies and all sorts of other architectural individualities that really make it a fun place just to walk around.  There are alcoves, seating areas, large open areas for the kids to run and a variety of recreation areas.  These characteristics are what make Pier Park South a destination to not just shop, but to hang out.

Of course, this was done intentionally – people that hang out where stuff is sold tend to buy stuff.

From the plans, Pier Park North will not be this way.  The facade will be straight and flat.  There will not be tiered levels or shops that come out or are set back from others.  From a retail development optimization perspective, this is ideal.  This development method maximized square footage and ensures equal visibility to all stores.  However, this design will lack the character of Pier Park South.

Although no artistic renderings have been released, Panama City Beach City Planners are expecting the actual look to be consistent with Pier Park South: bright colors, hardy board plank siding, and some accent towers (think of the tower at Five Guys).

The location of the development will be due north of Pier Park South, will have frontage right on the Parkway and will back right up to a conservation area that will serve as a buffer zone between it and Palmetto Trace.

Pier Park North will have three points of entry from Back Beach Road and one point of entry from Pier Park Drive N.

About the stores that are coming.

The funny thing about submitting plans to the local planning authority is that one typically includes a list of potential stores to give the planners an idea of the size and type of stores that would or could come.  Typically the store logos on the plans are just for concept and don’t usually indicate any potential lease negotiations.

When Pier Park South was in the planning stages, I personally saw all sorts of names being thrown around.  I saw plans with Best Buy, Belks and a variety of others that never were necessarily intended to be tenants.  I was told over and over that I could not release these names because they were not necessarily being announced as potential tenants, they were just on the plans as examples.

The images of the plans here include logos, such as this.  However, none of these have been announced by the developer as signed lease holders.  In fact, we’re way too early in the game to even have a hint as to who would be coming to Pier Park North.  Typically mall developers won’t officially start releasing names until a predetermined amount of time before they’ll be open.

Here is a list of stores that have been speculated on, which some may come, but none have been officially endorsed as actually signing a lease.  Estimates based on the plans indicate there will be 20 to 40 stores with 7 to 15 anchor stores.

When the mall development will be open for business.

As of right now, the timeline plans indicate that construction will begin in March of this year with stores to be opening approximately one year later.  Of course, timelines are meant to slip and no dirt has been moved as of yet.  Although survey crew have been spotted on the property.

Location as it relates to Palmetto Trace.

What has seemed like q quiet community in the past, Palmetto Trace residents are in an uproar about this new development.  They’ve recently been very vocal about the Aaron Bessant Park improvements and they aren’t happy about a new mall development being erected so close to their homes.

Looking at the size of the buffer zone, it’s likely that many of the homes will be able to see the back of the mall development through some conservation area.  There is a pretty good distance between the back of the mall development and the homes, but also a large area of it is water, which doesn’t help much to buffer sound.

Oyster Bash to Restore Sealab I

The Man in the Sea Museum, local secret, is scheduled to host a fundraiser to repair the Sealab I.

What is Sealab I?

First lowered in 1964 off the coast of Bermuda, Sealab I was an underwater laboratory for U.S. Navy divers.  It was submerged 192 feet with four divers and scheduled to stay for three weeks; however, due to an approaching tropical storm it was removed after 11 days.  The Sealab I allowed for proof that saturation diving in the open ocean was viable for extended periods and provided information about habitat placement, umbilicals, humidity, and helium speech descrambling. Sealab I was tested off the waters of Panama City Beach, FL.

How Will They Raise the Money?

Man in the Sea will hold an Oyster Bash at The Dive Lab on January 20th, 2012 from 3pm-7pm.  (The Dive Lab is located at 1415 Moylan Road, across from Panama Jack’s.)  Aiming to raise $250,000 for the restoration and a structure to contain and display Sealab I, the Oyster Bash will kick-off the fundraising program.  This is the first Oyster Bash, but if the event is a success, they are hoping to make it an annual one!

Tickets are for sale online and at the museum for $25, which will cover all-you-can-eat raw and steamed oysters, cheese grits, and hot dogs.  Beer will be available at an additional cost.  Table sponsorships are available for $500; includes ten tickets and ten beer mugs that can be refilled at no additional charge.

And The Golden Spoon Goes To… Firefly

Congratulations to Panama City Beach’s Firefly Restaurant on winning the Golden Spoon for the second year in a row!  The Golden Spoon Award is given by Florida Trend magazine in recognition of the exquisite cuisine and outstanding ambiance found at Firefly.  “We are thrilled to receive the award for the second year in a row,” said owner Dave Trepanier. “Excellence and creativity is something we strive for to set us apart from other Panama City Beach restaurants. It is our chef and staff that continually make us great every day, and this award is a direct reflection of that.”

Firefly is located in the Shoppes at Edgewater and was commended by Florida Trend on having “urbane dining with lots of fish, local oysters and serious sushi, plus a chef who dares eggplant pancakes and boar shanks.”

Where to Retire Magazine Features PCB

While most people think of Panama City Beach as a place for family vacations, college spring breaks, or weekend motorcycle trips- Where to Retire magazine thinks of the area as a place perfect for retirees.  The truth is, Where to Retire named Panama City Beach as one of the top places for retirees to relocate to.  The magazine will be featuring Panama City Beach in their January/February issue. Retirees bring a wealth of economic support to areas, which is why many states and cities hope to attract retirees who which to relocate each year.

Many of PCB’s retiree population comes from the thousands of winter residents who enjoy the area and decide to relocate permanently to our beaches.  “I have the pleasure of seeing first-hand how much our seasonal winter residents enjoy reconnecting with friends and experiencing all the terrific things there are to do in Panama City Beach. Where to Retire is a magazine dedicated to helping people with retirement relocation decisions and the only one of it’s type in America.  Approximately 700,000 Americans relocate to new towns after retirement each year.  Where to Retire editor Mary Lu Abbott said Panama City Beach possesses qualities important to today’s retirees.  “Though the area has grown in the last decade, retirees still find a relaxing, affordable lifestyle in the Florida panhandle. The Beach Show hits 100 EPISODES!!

The Beach Show has a long history with PCBDaily.com.  I founded it more than two years ago with Karen Smith of Beachy Beach.  If you ask her, she’ll tell you The Beach Show has played a huge role in the growth of her business.

Karen’s career as she’s done The Beach Show

When her and I first started doing The Beach Show back in April 2009, she was an agent at Beachy Beach Real Estate.  At the time, it was owned by it’s original founder, a good friend of mine, Gabriel Stephani.  As she grew the brand of Beachy Beach with her natural pizzazz, she realized how much a part of her it really was.  She ultimately ended up purchasing it from Stephani in 2010 and began a quick and strategic growth.  Stephani went on to found Pineapple Properties and Karen now has several agents working for her and is having the best summer of her career.

Condo Sales SOAR 44% This Spring and Summer

We’ve all been wondering how condo sales were going to do this year after last year’s oil spill mess.  Well, so far, quarter 2 condo sales are pacing to have an astounding 44% increase over last year.  Yes, that’s a 4, paired with an 4 and a percentage sign.  Condo sales are up 44% this year over last.

How many condos were sold.

Looking from April 1 through today, there have been 262 condos sold on Panama City Beach according to the Panama City MLS.  During the same period in 2010, there were a total of 182 condos sold.  Many expected and speculated that sales this year over last would be higher because of the negative effects from the oil spill, but 44% is staggering.

If we take the total number of condos sold, and divide it by the number of days in the period, and multiply it by the number of days left in Q2 2011, then add that number to 262, then at this point, we’re pacing to sell 294 condos for the second quarter period 2011.  During Q2 2010 there were 215 condos sold – this would still put us at a 37% increase over last year.

Average price, size and square foot.

Looking closely at the numbers, it’s always fascinating to me to see what people are buying. Here are some averages to soak up.

Pricing this year over last year.

The number of condos sold has sky-rocketed, but the price has fallen 13%.  I say fallen, but many would choose to use the word “corrected”.

The average price for the period last year was $302,311, and the average price for the period this year is $179,729.

Observations, opinions and summary.

Being the proponent of Panama City Beach that I am, the huge increase in sales numbers is very exciting.  The volume of sales is very promising coming out of an economic downturn.  People are becoming more confident in their purchasing, they’re taking action in buying up inventory and they’re telling their friends about the great deals they are getting.

The days of buying a condo and generating revenue from rental are back.  Condo pricing is getting back to a point where it makes sense to purchase and then rent out. I get calls all the time from people asking me if it makes sense to buy this or that, looking at rental revenues.  Most of the properties I manage are booked solid all summer long, with decent rates.  More people are wanting to come to the beach this year then any other year before.  Just look around you, Panama City Beach has been buzzing like crazy the last couple weeks since summer started.

Dive Locker- Nationally Acclaimed Local Business

The Ocean is my vision of the world’s first bonafide Minx.

She’s the original siren, proven capable of luring good men and women into uncertain voyages with her immense appeal, infinite depths, unpredictable temper and unmatched power.

The Sea’s effeminate qualities are limitless, and despite the extensive explorations we’ve bombarded her with, the Ocean still remains a coquettish mystery to us.

In short, the brazen lady scares the beejeebus out of me.

Sure, I’m game for swimming around the beach and even paddling out for a good surf session (for “good surf session” read lounging on the board, dangling my toes in the water) but so far,  that’s the extent of my courageous ocean adventures.  Skimming through waves, and executing fancy face-plants in the sandy shores.

Thankfully, there are others who have significantly more courage and have managed to turn the mighty ocean into a watery play-ground by delving deep into the worlds that exist far beneath the deceptively calm surface.

Oceanic Rock Stars, if you will, touring for miles underwater, in order to explore, discover and learn firsthand what potentially historical treasures lay at rest on the Ocean’s floor. In fact, our little town is home to some nationally acclaimed oceanic rock stars. Granted, they don’t define themselves by that term (that’s all mine baby) and prefer to go by the slightly more humble moniker of Professionally Certified Divers.

I’m referring to the one and only Dive Locker on Thomas Drive. Recently honored by being listed in Scuba Diving Magazine, as one of the best Dive Operations in the 2011 Readers Choice Top 100.

It’s easy to see why they’ve obtained such a prestigious nomination. The passion they exude for diving is evident in even casual encounters with everyone involved with Dive Locker’s operations.

Throughout the process of trying to coordinate our schedules, we were able to eventually connect and get a little Q & A action together. Thankfully, they were kind enough to answer my questions, and help shed a little insight on the people behind the shops success.  Most of the responses are from Tony Snow, Dive Locker’s Owner Extraordinaire, with additional comments provided by Brandon (who, according to the Dive Locker’s website, is aspiring to become the first underwater ninja. I commend you good sir. Ninjas rock) and Todd, Dive Locker’s Head Instructor, who has consistently been honored in PADI’S Top Ten as a top rated dive instructer.

Interview:

  • PCB:
    How long has Dive Locker been in business, has it always been in its current location?
  • DL: It’s been around for 8 years and yes, it originated in this location and has been here ever since.
  • PCB:
    Did business suffer last year with the oil spill?
  • DL: Despite the oil spill we still had a productive year, especially compared to others. There was great potential for the best season ever before the spill occurred. Unfortunately the negative media coverage scared away a lot of potential and existing customers so it is really difficult to say how much we were affected.
  • PCB:
    As Divers, did you guys see any evidence of oil, while you were in the water?
  • DL: Yes, but small amounts. There were several times when diving from shore that our staff encountered tar balls or sheen. However, they disappeared quickly and we have yet to see them since. We were very fortunate compared to surrounding areas.
  • PCB:
    Panama City Beach has been dubbed the “Wreck Capital of The South,” is there any idea how many sunken ships are in the area? Are divers still finding more?
  • DL: Countless amounts. The wonderful thing about the gulf is there is so much unchartered areas. People find new treasures all of the time. I think that is a contributing factor of why people dive. We are fascinated with the unknown. The ocean is a great place to explore and possibly find a piece of history.
  • DL (Todd)
    We have tons of Wrecks within just a few miles of our Pass. The Closer Wrecks are Red Sea, a newly placed tug, is our most recent wreck. The local dive community all worked to raise the money and get that one placed here. Black Bart, an oil field supply vessel is easily our most dove ship wreck. The USS Strength, an old navy mine-sweeper is one of the more interesting wrecks due to its condition. It has been blown in half, so it has a neat dive profile. A prototype Hovercraft also sits on the bottom in shallow. A Little Further Out, there’s the Accokeek, A tug that served during WWII now sits in about 110 feet of water. The Grey Ghost, an Old Navy Tug sunk in July 1978 as one of our first artificial reefs. Mac’s Reef, a retired navy barge sunk in 2007. Simpson, our shallowest wreck, is about 20 feet, but ten miles down shell island sunk in 1929
  • DL (Brandon)
    We are the “wreck capitol of the south”. We easily have over 30 wrecks in the area, along with sunken bridge spans. Most of the wrecks in the area are part of the artificial reef program, but they are still amazing dive sites. We do have a few “natural” wrecks. The Empire Mica, which stands out the most to me was sunk by a German U-Boat during WW2. Another natural wreck is the Tarpon. An old cargo ship that was overloaded (cocky Captain) and sank 12 miles offshore in the middle of a storm. Crew members of these two wrecks and a few other wrecks lost their lives during the sinking. The Mica and Tarpon are said to be haunted.

When I asked them about the coming season, and their feelings on its potential, Brandon summed it up with this statement: “We have high hopes for the coming season. I personally think this will be an awesome season for diving and for us. I think we will definitely bounce back from the oil spill last year. THERE IS NO OIL HERE! You can quote that.”

And so I did.
