LIVE – Russell-Fields Pier First Weekend Huge Success

_mg_7746wtmkWith the first day of business being Friday, Russel-Fields Pier in Panama City Beach saw over 1800 people on Friday and just under 1,000 people on Saturday by 1 pm when I was there.  They closed the pier down shortly before dusk to set off the fireworks a little after 9pm.  The fireworks show left no visible damage that I could see, just as promised – thnaks Yankee!

So far the most common fish caught are Spanish and King Mackerel, although a small handful of people I talked today said they caught a higher number than usual of “lady-fish”, or the poor -man’s trout.

The weather is rather dreary, but seems to be wanting to clear up.  I was actually harrassed by more fisherman than usual, must have been the umbrella, I’m sure I looked like a dweeb.  I was just trying to keep my camera dry!

_mg_7739wtmkThere were tons of surfers out, the surf looked great, good clean waves, nice break in between.  In fact, the only complaint I would have had if I were a surfer would be that there were too many surfers.

I will say this, all weekend I was greeted by a great guy working the booth that seemed happy to be there.  Today, I was greeted by a man named Terry who was real grumpy, must have been the weather.  At least he’s got a/c!  We do need polite people greeting our tourists – haven’t we been discussing this?  Cheer up Terry, you live in the best place on earth!

Flowrider Weeks away from Opening!

_mg_7515_2Located off of Miracle Strip Loop in Panama City Beach, the new Flowrider attraction we’ve all been waiting for is coming closer to opening each day.  Miracle Strip Loop is right across from Wal-Mart on the Beach and the Shubee Flowrider is in the center of the “loop.”  The Flowrider is a stationary structure that is shaped with a smooth slope that provides the ideal surf conditions with a special board as water is thrusted over the shape.

Ok, so maybe “weeks” is a little of a stretch, but the projected open date should come end of June, depending on the weather.

Just late last week the concrete form was poored for the Flowrider structure.  12 feet tall at the back, the structure goes about 6 feet into the ground and will house the monstrous equipment that is responsible for pumping 75,000 gallons of water each and every minute over a shape that is said to form a perfect wave.  The material is a “composite membrane riding surface” that is “soft and flexible like a trampoline,” padding your fall, should you feel the need to. I read the water travels over the surface at 25 to 35 mph.

Reading around, it would seem that the Flowrider puts surfers, skaters, snowboarders and skimmers on “equal” ground, er- water.  The board is different than a skim or surf board, picture a larger skateboard, with no wheels or trucks and not as much curvature on the nose or tail.

The Flowrider being installed here will be a “double” Flowrider, with a capacity of 55,000 gallons.

The concrete form that will house the Flowrider requires a larger than usual cure time and should be ready next week sometime.  When its ready, they’ll pour the rest of the concrete and the steel building should go up pretty quick.

No word on pricing yet, but I did hear talk of 24 hour marathon runs during peak high seasons and hints at some competitions.  You can be sure that you’ll find all the updates here.  This will definitely be a cool addition to our growing area.

Flo Rida, NERD Rocked the House, Crowd More Tame

After the Lil Wayne show last week organizers came away with valuable experience on how to handle “big” names in our little beach town.  I thought it was pretty crazy, but didn’t realize the chaos that was actually unfolding all day – I guess that was one of the reason the media was kicked out.  If last week’s show was a cat 3 hurricane, yesterday was a tropical depression.  Of course, the turnout wasn’t quite as hefty either.  Good show guys, good show.

Unfortunately I was unable to make the finals for the USA Rock Paper Scissors (otherwise known as USARPS) competition, but one lucky (or strategically cunning, ‘eh Matti?) college student walked away with a hefty $20,000 check payable to his college tuition.  He’s a mechanical engineering student at Syracuse, so he needs the money.  Congratulations “Naco”.  More on USARPS later.

NERD rocked the house.  The lyrics weren’t exactly kid-friendly, but the music was actually quite awesome.  They played with two drummers who were both amazing and refused to shy away at showing off their talent.  Being a drummer at heart that hasn’t played in years, I still love a great drum solo.  Maybe one day I’ll own a set again.

There weren’t as many in attendance, but I would say that thousands were still there.  I think I was the only press allowed in – I feel special.

Encouraged by the performers, the audience practiced copious amounts of crowd surfing and were egged on to create a mash pit.  The energy was high and the crowd seemed to jump with every beat.  Most everyone was college age, but I saw a few younger and older – some with parents.

As I was heading up to the roof, I asked a friend that works for Boardwalk, “So, where’s Flo’s tour bus,” remembering the craziness getting Lil Wayne from his bus to the stage.  “No buses are allowed on property.  He was escorted in earlier quietly to prevent pandemonium.”  I asked where he was, her reply: “I can’t even tell you, Jason.”  I thought I was special.

Flo Rida was on time, right on time, actually.  Of course, I think his maturity as a performer was evident.  He was professional at getting the crowd hyped often joining the crowd at their level and at one point offering to give away his diamond cross necklace, “. . . diamonds are a lady’s best friend,” he said.  I didn’t see him actually give the necklace away, I’m sure that would have been greatly discouraged as it was probably worth tens of thousands of dollars.  I think we would have surely seen a mash pit then.

On this particular sunny day, the sand was warm, and the water was warmer than last week, although it was still a brisk 68 degrees.  But, the air temp was close to 80, but in the sweaty crowd, it felt like 90.

No Real Mortgage Relief Despite Government Efforts

To say 2008 has been a bad year for real estate is just a wee bit of an understatement. Property values have plunged by some 35% nationwide and foreclosures are expected to exceed 2.2 million for the year. Nearly 4% of all outstanding mortgages are currently delinquent and in Florida the rate of delinquent mortgages leads the nation at 7.82%.

The impacts of the sub-prime fallout, resulting credit crunch and global recession are all taking a serious toll on homeowners who often find themselves unable to sell or refinance as they owe more than their homes are currently worth. The Federal Government has made several impotent attempts to bring relief to homeowners and stem the tide of foreclosure and it seems more plans are bandied about almost daily.

So what options are available to struggling homeowners?

Early this year, the President announced an informal plan that brought together a coalition of banks, mortgage-servicers, credit counselors and investors to provide loan work-out solutions to borrowers facing foreclosure. The Hope Now Alliance, as it was called, was a non-governmental effort and since its inception has helped some 1.7 million homeowners through loan restructuring and modification. Unfortunately, the Comptroller of the Currency reported this week that, of all those helped in the first six months of the year, more than half were already back in default.

In July, The Housing and Economic Recovery Act of 2008 became law creating, among other things, the Hope for Homeowners program to be administered through HUD and offer a vehicle for borrowers who were upside down in the homes to refinance to a lower, more affordable interest rate. The plan, intended to help hundreds of thousands of homeowners relied on the current lien-holders of the properties willingness to write down the principal balance of the mortgage to 90% of the current market value. Second lien holders would have to also agree to re-subordinating their liens to the new first making them basically worthless.

As one might imagine, most lenders were reluctant and chose to pursue their own work-outs with borrowers on a case by case basis. As a result, only a handful of borrowers were helped by the plan. HUD has since revised the principal write down requirement to 96.5% of market value but still requires the borrower’s new payment be no more than 31% of their gross monthly income.

So what is on the horizon? Is there any real relief in sight for homeowners facing foreclosure? Several plans have been presented from a variety of governmental agencies but none yet have the full support of Congress and the White House. One plan offered by Sheila Bair, Chairwoman of the FDIC, would lower borrower’s rates to as low as 3%, extend the amortization period to as much as 40 years and defer a portion of principal to some future time.

Another plan proposed would have Fannie and Freddie offer a low fixed rate to both homeowners and buyers to not only help those with unaffordable payments but also generate demand for housing as buyers would presumably be drawn into the market – attracted by the lower rates. This would help stabilize home prices that ultimately are at the heart of the problem. The Obama transition team also is said to be working on a plan though no details have yet emerged.

So what help is there for struggling homeowners right now? Sadly, very little. The silver lining is that several robust plans that could have a real impact on the problem are being discussed seriously and the new administration will have the political capital to insure that whatever plan emerges victorious passes quickly. That is why Fannie Mae and Freddie Mac, along with Governor Charlie Crist, have placed a temporary moratorium on foreclosures until January.  The hope is that by that time, after a new president is sworn into office and details of the plan are ironed out, there will finally be a real and workable alternative to foreclosure for millions of Americans.

To have any teeth, the final plan will have to contain several aspects of the plans already discussed. It will have to provide for a low fixed rate, a forty year amortization and some postponement and/or forgiveness of some portion of principal. It must also, and this is critical, offer the same terms to homebuyers with a minimum down payment requirement of 5% and a HUD backed mortgage insurance plan to safeguard banks so they will indeed lend. Without renewed demand for housing to stop home price decline, any new mortgage rescue plan will simply be buying time.

Ironman this weekend – bikers/runners everywhere

Swim 2.4 miles, Bike 112 miles, Run 26.2 miles.  If that doesn’t make you into “iron”, I don’t know what will.  I’ve never been a triathlete, but knowing a few, I have huge respect for the feat they overcome in order to compete in these remarkable competitions.

I couldn’t even imagine running 26.2 miles, but these athletes precede this with a long swim and a very long bike ride.  And many of them do it in less than 10 hours.

Ironman Florida has been in Panama City Beach since 1999.  With normally crystal clear skies, warm weather, and warm water, Panama City Beach has proven year after year that this is the prime place for a competition of this nature.

Every year thousands of triathletes, and hundreds of profesisonals flock to our area to participate in this event of all events.

The weather this weekend is expected to be perfect and the water warm.  Staging is taking place today with change bags carefully organized in strategic rows so that each competitor can move from stage to stage as seamlessly as possible.  The South Thomas Drive area is packed with it being extremely difficult to walk, much less drive.  Baracades have been put up making parking nearly impossible without a short walk, and the massage tent is up, running and full of sore and weary muscles being relaxed and soothed.

The race begins tomorrow with the 2.4 mile swim in the gulf behind Boardwalk at 7 am.  As early as 8 o’clock, athletes will be exiting the water to begin their 112 mile bicycle ride.  Many cyclists will return from their journey up highway 79, across highway 20, down highway 231, back across highway 388, and down highway 79 as early as noon to run over 26 miles.  Wow.

Beazer Homes Completes First Model at Whisper Dunes

Showing every confidence in the Panama City Beach housing market, top-10 national homebuilder Beazer Homes has announced the grand opening this weekend of its signature model homes at Whisper Dunes, a new master-planned community just one-half mile from the Gulf.

With prices beginning in the $170,000s, Whisper Dunes is located on 78 acres on West Back Beach Road, five minutes from Pier Park and just 3 miles west of HWY 79. Grand Opening hours are from 10 a.m. to 6 p.m. Saturday, Oct. 18 and noon to 6 p.m. Sunday, Oct. 17.

One and two-car garages are available and all homes are three bedrooms with 2½ baths, with some floor plans having an owner’s suite on the first floor.

Beazer has kept and aggressive construction schedule since beginning the project in April and expects the first homes to be ready for move-in within the next six weeks, according to Matt Brandman, president of Beazer’s Northwest Florida Division. Designed for both permanent and seasonal buyers, the first phase will include 44 homes and once complete, Whisper Dunes will include 156 town homes and 222 single family attached villas ranging in size from 1,500 to 2,000 square feet.

Brandman said the response by Realtors to the development has been overwhelmingly positive, particularly in its affordability and amenities. In comparing square footage and proximity to the beach, he noted that a monthly mortgage payment in an entry level Whisper Dunes home would be comparable to what a renter pays.

“Beazer is bullish on Panama City Beach and we believe this area of the state will be a large growth corridor for business and commerce, creating the need for developments like Whisper Dunes and other future Beazer communities. While others may be putting the reins on new construction during challenging market conditions, we have put Whisper Dunes on the fast track, realizing that for those who have good credit and the right down payment this is a great time to buy a new home,” said Brandman.

Geared toward those who want maintenance-free living close to the beach, shopping, restaurants, outdoor activities and entertainment, Whisper Dunes residents also will enjoy a cabana, swimming pool and network of walking trails, some of which are expected to be completed in November.

“West Back Beach Road is booming and it’s exciting to see this corridor evolve,” said Brandman. “We look forward to bringing the Beazer commitment of providing superior quality and value, along with customer and community support to Panama City Beach.”

Beazer pulled out all the stops in designing and decorating its two Whisper Dunes model town homes, Brandman said. Each was designed using protocols of the company’s trademark SMARTDESIGN® process, which ensures Beazer’s planning design team maximizes the space, functionality and livability of each home design.

Whisper Dunes is Beazer’s first venture into Panama City Beach and its second project in Northwest Florida where it is building homes in Tallahassee’s SouthWood community. As in SouthWood, Beazer purchased the land for Whisper Dunes from the St. Joe Company.

The entry to Whisper Dunes has been designed as a welcoming enclave, with a roundabout circling a lighthouse-style monument and boulevard lined with palm trees. Southern coastal architectural-style homes in pastel yellow, blue and green color schemes have been selected carefully to reflect the look of the region.
